The parish of Upham in the hundred of Bishops Waltham dates back as far as 1236. The modern parish of Upham which includes the Wintershill Estate formed part of the manor of Bishops Waltham in the middle ages. Upham is a beautiful area on the Hampshire Downs with one main road running through (B2177). The feel is very countrified and properties vary in size and age with nearly all having the benefit of a countryside outlook. In Lower Upham there are a few retail stores, with The Woodman occupying a prominent position at its core.
The property comprises a regular shaped site of approximately 0.163 ha (0.404 acres) with the public house occupying a prominent roadside position. The property is built over two storeys. Elevations are of brickwork, rendered and painted, with wooden framed fenestration and pitched tiled roof. To the rear of the public house is a large car park accommodating approximately 20 cars and a picturesque trade garden also. Internally the pub is split into two trade areas with an informal trade area and servery to the left of the entrance. Ladies and Gent’s WC facilities are found adjacent to this area. The main bar and servery is positioned centrally with an additional ‘spill over’ area to the right. From this location a stairwell provides access to a first floor function room.
